Continuous Size Adjustment

The SCSI / Teagasc data are published in three broad holding-size categories. Rather than creating an artificial jump in value at 50 or 100 acres, this calculator converts those observations into a continuous estimate of price per acre.

25 acres Representative value for <50 acres
75 acres Representative value for 50-100 acres
125 acres Representative value for >100 acres

The three SCSI observations are therefore treated as anchor points at 25, 75 and 125 acres. Linear interpolation is used between the anchor points. Below 25 acres, the 25-acre value is used. Above 125 acres, the 125-acre value is used.

Estimated value = acreage x interpolated price per acre

The 25, 75 and 125-acre positions are representative points used to transform the SCSI size bands into a continuous model. They are not additional SCSI observations.

Land Price vs Holding Size

Interpolated price per acre for the selected county and land quality. The three points shown are derived from the SCSI size bands.

Source and limitations

This calculator is intended as an educational and indicative market-value tool. It is not a formal valuation and should not be used as a substitute for a valuation by a suitably qualified agricultural land valuer. Actual land values can vary substantially depending on soil, location, road frontage, access, parcel shape, drainage, farm infrastructure, entitlements, residential property, development potential, proximity to neighbouring farms and other local factors. The SCSI figures relate to non-residential agricultural land and therefore do not attempt to value houses or other buildings.
