What Would the Property Be Worth at the Market Midpoint?
This comparison applies the market midpoint rental and market midpoint yield
to the property area. It is deliberately shown separately from the valuation
range because midpoint rent and midpoint yield do not necessarily produce the
midpoint of a valuation range.

The range below shows the conservative-to-optimistic valuation range generated
by combining the market rental and yield assumptions. It should not be interpreted
as a statistical percentile distribution of property values.

Rent & Yield Valuation Matrix
Each cell shows the implied value per sq ft for a different combination of rental
value and investment yield. Higher values indicate stronger rental assumptions and/or
lower yields. The highlighted cell represents your current assumptions.
Moving right increases the rental assumption. Moving upward decreases the yield.
Because valuation equals rental income divided by yield, changes in yield can have
a particularly strong effect on capital value.
Market Data & Sources
Published market figures are used where reliable evidence is available. Less granular
combinations of location and property type are indicative modelling benchmarks rather
than formal valuations.
Dublin office and industrial rental benchmarks draw on current Irish market reporting
from CBRE, Colliers and Lisney.
Prime Dublin office rents are approximately EUR 65-70 per sq ft, while prime industrial
and logistics rents are approximately EUR 14.50 per sq ft.
Prime Dublin investment yields are broadly around 5% for several major commercial sectors,
although individual properties can trade materially above or below this level depending
on quality, lease profile, location and tenant strength.
Important: This calculator is an educational modelling tool and is not a
professional property valuation. Actual commercial property values depend on factors including
lease length, rent reviews, vacancy risk, tenant covenant, building quality, capital expenditure,
location, liquidity and market conditions.
